1. Introduction
These Terms and Conditions ("Terms") govern your use of Fully Leased, a property management platform for landlords, property managers, and their tenants, operated by EHO TECH LLC ("we," "us," or "our"). By using Fully Leased — whether as a landlord, property manager, or tenant portal user — you agree to these Terms. If you do not agree, do not use the platform.
2. Accounts and the Tenant Portal
Landlords and property managers register accounts to manage properties, leases, tenants, and communications. Tenants may be invited by their landlord to activate a tenant portal account, where they can view their lease, receive notices, message their landlord, and pay rent online. You may sign in with an email and password or with a Google account.
- You are responsible for maintaining the confidentiality of your login credentials and tenant access codes
- You must provide accurate information and keep it up to date
- Tenant portal access is provided at the direction of your landlord; ending a tenancy may end portal access
- You may not access another user's account or data, or use the platform for unlawful purposes
3. Rent Payments and Fees
Fully Leased enables tenants to pay rent online by credit/debit card or ACH bank transfer. Payments are processed by Stripe, Inc.; rent funds are routed to the landlord's connected payout account. Fully Leased is not a bank and does not hold tenant funds.
- Card payments: a convenience fee of 3.5% of the payment amount applies, with a $3.00 minimum
- ACH bank transfers: a flat convenience fee of $9.99 per payment applies
- Convenience fees are disclosed before you confirm a payment and are non-refundable once a payment is processed
- ACH payments may take several business days to settle; a payment is not complete until it settles successfully
- Returned or failed payments (e.g., insufficient funds, disputed charges) may remain due to your landlord, and your landlord may apply late fees per your lease
Fully Leased is not a party to any lease agreement. Disputes about rent amounts, late fees, security deposits, or refunds are between tenant and landlord and are governed by the lease and applicable landlord-tenant law.
4. AI-Assisted Document Processing
The platform uses artificial intelligence to extract information from uploaded documents, such as lease agreements and rental applications — for example, rent amounts, due dates, late fees, and contact details. AI-extracted information is provided for convenience only and may contain errors. The signed lease agreement is the authoritative source of all lease terms; you should verify extracted information against the original document before relying on it. Fully Leased is not responsible for decisions made based on AI-extracted data.
5. SMS Messaging Program
Program Name: Fully Leased Property Management Notifications
Program Description: Fully Leased enables landlords and property managers to send SMS text messages to tenants for property management purposes. Messages sent through this program are transactional and informational in nature and may include:
- Rent payment reminders and confirmation of received payments
- Lease expiry notices and renewal reminders
- Maintenance request updates and scheduling notifications
- Common area fee (CAM) updates
- General property notices and announcements
- Emergency building notifications
6. Message and Data Rates
Message and data rates may apply to all SMS messages sent and received through the Fully Leased platform. Rates are determined by your mobile carrier and your individual plan. Fully Leased is not responsible for any charges applied by your carrier.
7. Message Frequency
Message frequency varies based on your landlord's use of the platform and the nature of your tenancy. You may receive messages related to rent reminders, maintenance updates, lease notices, and other property management communications. Typical frequency is 2–8 messages per month depending on activity.
8. How to Opt Out
You may opt out of SMS communications from Fully Leased at any time.
To stop receiving messages, reply STOP to any SMS message you receive from us. After replying STOP you will receive one final confirmation message and no further SMS messages will be sent to your number. To re-enable messages after opting out, contact your landlord or property manager directly.
9. How to Get Help
If you need assistance with SMS communications or have questions about messages you have received, reply HELP to any SMS message. You will receive a response with support contact information. You may also contact us directly at:

10. Consent to Receive SMS
SMS messages are only sent to tenants who have provided explicit prior written consent. Consent is obtained through your lease agreement or a separate SMS authorization form. Consent is not a condition of any tenancy or service. You may withdraw consent at any time by replying STOP.
11. Privacy
Your phone number and personal information are used solely for property management communications and platform services as described in our Privacy Policy, available at /privacy. We do not share your phone number with third parties for marketing purposes.
12. Platform Use
Fully Leased is a software platform provided to landlords, property managers, and their tenants. Landlords are responsible for ensuring they have obtained appropriate consent from tenants before initiating SMS communications through the platform, and for the accuracy of lease, rent, and notice information they enter. Fully Leased is not responsible for the content of messages or notices composed and sent by landlords, and is not a party to any lease agreement between landlord and tenant.
13. Limitation of Liability
To the fullest extent permitted by applicable law, Fully Leased shall not be liable for any indirect, incidental, special, or consequential damages arising from use of the platform, payment processing delays or failures attributable to third-party processors or banks, AI-extracted document data, or SMS communications sent through the platform.
14. Changes to These Terms
We may update these Terms from time to time. We will notify registered users of material changes by email. Continued use of the platform after changes constitutes acceptance of the updated Terms.
15. Governing Law
These Terms are governed by the laws of the State of California without regard to conflict of law principles.
